I have SLOW credit, not bad. I made the "mistake" of paying for everything I own after getting into a bad spot when I left school. I have tried to get a few cards to build some revolving credit- but have only been offered subprime, low limit cards.

Any advice on this? I'd rather not be penalized for having a thin report, but I fear I will.

Installment lines are 3 student loans, currently at $24,556....

Payment history is flawless.

recent college grad? or recently obtained any sort of degree within the last year?

Opened in 92, 93, 94....

I consolidated last year, so they read "Account Transferred Or Sold, Student Loan," with only the current consolidated loan showing a balance.

(Does that make sense?)

Oh, and I graduated in 96, BFA, no college since then.

Monthy debt? Do you mean fixed expenses I have to pay every month?

Rent: $2850
Student loans: $250

Other than that, just food and utilities.

EDIT: Downpayment would be $4k or so....

gut feeling you should be good to go.

they might ask for POI, but probably that would be all.
